Mihai Păduroiu, CEO Office Division One United Properties, was invited at the online conference ”reINVENTarea României” powered by Forbes magazine to discuss new rules regarding workspaces and how the recent events will change the way employers will build their strategies. How work will look like in the future is one of the "hot" topics of the moment, and more and more people are asking themselves what the office spaces will adapt from now on, especially after restrictions will relax.
Mihai Păduroiu pointed out that office spaces will change in the future, but at the company level, optimism remains the keyword. "We are extremely optimistic during this period. We have been in close contact with all our partners, with the existing tenants, and with the landlords with whom we are going to conclude contracts. The office of the future will no longer look like the office we used to consider traditional. I think that is a universal conclusion", he specified.
Although the concept of work from home is increasingly being discussed at present, Mihai Păduroiu considers that it will not have a significant impact on the market.
“Depending on each industry and company, we noticed different needs and different trends. There is pronounced attention on this work from home phenomenon, but I don't think it has a significant impact on the market in general", he says. In addition, he claims that people are "much more attentive to the real estate side, which is a very good thing for us as a market". Also, "there will be no more large consolidated offices, but we will return to a network of offices developed in various areas of the city or even nationally,"

The current context has also led people to emphasize the quality and safety of the work environment, so that "they have all the comfort and all the conditions necessary to generate performance. The future belongs to projects that offer as many facilities as possible to save the commuter user", and "the building-level, the single-location approach will no longer exist or will not survive and companies will have a portfolio-level approach". Specifically, "they will want to have access to several of our buildings."
In the future, Mihai Păduroiu considers that there will be "this increased attention on commute time, on the time in which we expose ourselves to public transport and on the comfort that the building or residence offers. Companies will build their entire real estate strategy around this need to work near home", concluded Mihai Păduroiu.
