One United Properties surpasses 1 million square metres delivered across its residential and office segments, following the completion of 2,238 homes and the One Technology District office building in the third quarter:
- The three developments completed in Q3 2026, One High District, One Lake Club and One Lake District Phase 1, are transforming the shores of Tei and Plumbuita lakes, once home to former industrial sites and undeveloped land.
- In the same quarter, the company delivered One Technology District, the cutting-edge turnkey office hub developed for Infineon Technologies.
One United Properties (BVB: ONE), the leading green investor and developer of residential, office and mixed-use real estate in Romania, has surpassed 1 million square metres completed and delivered across its entire residential and office portfolio. The milestone follows the most significant quarter for deliveries in the company’s history. In Q3 2026, ONE completed three residential developments in northern Bucharest, One High District, One Lake Club and One Lake District Phase 1, totalling 2,238 homes. This volume represents approximately 86% of the 2,610 units the company delivered over the previous five years and is more than seven times its average annual deliveries over the last ten years. It is also one of the largest delivery volumes recorded in a single quarter by a developer on the Romanian real estate market.
Earlier this year, the company also delivered One Floreasca Towers, resulting in a residential portfolio of 2,453 units completed in the first nine months of 2026, with a cumulative gross development value of approximately EUR 714 million. In the office segment, One United Properties completed One Technology District in Q3, developed for Infineon Technologies under a 15-year lease.
“The delivery performance of this year’s third quarter and the threshold of one million square metres completed and delivered across our entire portfolio reflect the execution capacity and operational excellence we have built over almost two decades. They are the result of consistent discipline in planning, in execution and in the way we finance our projects. For us, this is an important milestone. Several years ago, the area around this office district was nothing but unused land; today, a new part of the city is taking shape, where people can live close to their offices, services, and lakes,”
says Victor Căpitanu, co-founder and co-CEO of One United Properties.
Today, the area around the Tei, Plumbuita and Colentina lakes and along Fabrica de Glucoză road, largely made up of former industrial sites and vacant land until recently, is one of the most dynamic urban development areas in the city. It is supported by the growth of the Pipera – Barbu Văcărescu office and commercial axis and by quick access to the A3 motorway. Each of the three developments delivered by One United Properties in Q3 has its own identity. One High District, with direct access to the A3, has more than 800 homes and a modern WorldClass club of over 2,000 sq m with a semi-Olympic swimming pool, unique on the Bucharest market. On the shore of Tei Lake, One Lake Club brings together more than 600 homes with generous gardens and terraces. One of the complex’s towers features the prestigious Armani/Casa signature, in a partnership to create a unique interior design concept. Phase 1 of One Lake District, with 786 homes, was built on the site of a former brick factory on the shore of Plumbuita Lake. The development will include numerous retail facilities, a school and a landscaped lakeside promenade open to the public. All three developments use geo-exchange systems, which draw on thermal energy stored in the ground to heat and cool the buildings, an environmentally friendly solution that significantly reduces carbon dioxide emissions.
These developments have also attracted investment in road and educational infrastructure, as part of the company’s approach to urban development. Together with other developers in the Fabrica de Glucoză area, One United Properties contributed to building 3.5 kilometres of new roads, with a cumulative investment of EUR 6 million, connecting the developments to nearby services and main roads. The company is also building two schools with a total capacity of over 1,000 pupils. One will be located in the upcoming One Academy Club development, between Fabrica de Glucoză and Tei Lake, and the other is part of One Lake District, on the shore of Plumbuita Lake. The investment in the two schools in Bucharest’s Sector 2 amounts to approximately EUR 20 million.
In the same area, the company completed One Technology District, the cutting-edge office hub built on a turnkey basis for Infineon Technologies. One Technology District offers 21,514 sq m of GLA, including laboratory space, and was developed to host one of the largest semiconductor research and development centres in South-Eastern Europe. The building uses a geo-exchange system for heating and cooling, complemented by rooftop solar panels and heat recovery systems.
