One United Properties (BVB: ONE), the leading green developer of residential, mixed-use, and office real estate, announces that the residential development One Cotroceni Park has obtained the Green Homes pre-certification from the Romania Green Building Council, which is awarded to a real estate development in the execution phase.

One Cotroceni Park has successfully undergone a series of verifications and simulations and has obtained the pre-certification by assuming and meeting the criteria and objectives of energy performance and environmental responsibility.

The residential development includes over 850 homes with modern design and premium finishes, arranged on 11 floors. The buildings will offer a panoramic view of the Cotroceni Palace, the Botanical Garden, or the Parliament Palace and will benefit from three underground car parks, commercial spaces on the ground floor, garden apartments on the second floor, and modern penthouses on the upper floors.

The Green Homes pre-certification obtained by One Cotroceni Park was granted based on a series of measures adopted by the developer, with many benefits for future residents, such as high energy performance according to nZEB (near zero energy) principles, renewable energy sources - photovoltaic, high level of comfort offered by green spaces, materials, and finishes that offer a superior quality of the indoor environment and a positive impact on the health of the inhabitants. The apartments at One Cotroceni Park also benefit from sanitary units with low water consumption, efficient irrigation, and green spaces.

"The Green Homes pre-certification obtained by One Cotroceni Park continues the series of steps that our company is taking in order to offer sustainable residential developments. All of these energy efficiency measures ensure both a healthy living space with minimal environmental impact and other significant benefits, such as reductions in monthly costs through a significant energy and water savings or access to the concept of green real estate credits. By collaborating with Romania Green Building Council, we have made a firm commitment to Green Homes certify our entire residential portfolio. Thus, we are among the first developers in Romania to implement strategies on energy efficiency and carbon footprint even before the requirements of national nZEB legislation”,

says Beatrice Dumitrașcu, CEO Residential Division One United Properties.

Developed on the site of the former Ventilatorul platform, on an area of 5.8 hectares, One Cotroceni Park is shaping up as the most ambitious urban regeneration project in modern Bucharest, which, once completed, will give back to the city and the community an area with multiple benefits. Thus, the Romania Green Building Council also considered the importance of developing on an abandoned industrial area, with a positive impact on the city. At the same time, the project is provided with stations for charging electric cars and other measures to encourage sustainable mobility solutions. Green Homes pre-certification will be followed by green certification after development completion.

Green Homes is the most robust international certification system, designed specifically to improve the residential sector. It is internationally recognized and encourages the construction of better quality, healthier housing with financial benefits for the occupants. Green Homes is the leader in certification systems for residential buildings, measuring their performance in terms of their sustainability from the project stage. The system is internationally recognized and appreciated by the European Commission as a model of good practice.

One Cotroceni Park will deliver a unique real estate concept with mixed-use functions, shaped like a city within a city and consisting of a residential area, a business park with two office buildings and a commercial area offering access to a wide range of services and integrated facilities: green spaces, restaurants, running and cycling tracks, cafes, gym, swimming pool, pharmacy, cleaning services, cinema, dynamic offices, modern apartments, and educational facilities.

One Cotroceni Park benefits from LEED Platinum v4 pre-certification, which attests sustainable operation and minimal impact on the environment and is in the process of obtaining WELL Health and Safety certification, which assesses health and wellbeing at work.
